HouseME uses innovative technology to solve traditional rental problems such as inflated agency costs, risk of non-payment, chasing down late payments, unreliable maintenance providers, and uncertainty over rental prices resulting in loss-making vacancy. Because we make it all digital, we're able to do so at a fraction of the usual cost. If you already have a tenant, transfer them to us and we will handle the deposit, lease, rental collection, and give you access to our maintenance partners. In addition to this, you can opt-in for our Rental Guarantee or Eviction Coverage for extra peace of mind. If you're still looking for a tenant, list your property and we'll advertise on multiple marketplaces simultaneously, provide an online booking system to manage your viewings, and do a full financial verification of your applicants. HouseME’s full automated Home platform is available nationwide, while our HouseME Assist package is available in select areas of Cape Town and Joburg.

HouseME issues you with a CPA compliant digital lease that protects you from any nasty surprises in the future. Before the lease is issued, you'll be able to review all the information on our platform, and you'll be able to accept or update it. Once you are happy, you digitally sign the lease. Next, we'll let the tenant know that you have signed and they will review the lease. If they are happy with the lease details, they will sign the lease and set up their online payments. Thereafter, we'll send you both a copy of the lease.

Tenants seek out HouseME properties via online marketplaces, and are verified and credit checked before successfully being placed. We are also building our world class rating tools to monitor their behaviour once renting, so that we maintain a database of the best tenants in the country.

HouseME handles leases of four months and longer.

HouseME's application process allows tenants to place competing offers for more than (or less than) your asking price. This helps minimise vacancy and maximise yield by quickly arriving at the current market rate for a property like yours. When a tenant places an offer, they will be prompted to upload the necessary documentation and our verification team will review their application. We'll let you know what the outcome is and whether the tenant qualifies for our optional rental products based on their risk profile. You can follow the progress of these tenant applications in real time, and accept or decline the offers from within your online property dashboard. Once all parties are in agreement, you'll sign the digital lease and the tenant will set up their online payments to seal the deal.

Absolutely! Transfering your tenant to us is as easy as registering a profile and following the easy steps on our platform. Once you've given us your current tenant's details, we'll be in touch with them to complete the process. You can opt in for our Rental Guarantee and Eviction Coverage after your tenant has passed our vetting. We'll send you a digital lease once everything has been concluded and you can start benefitting immediately for a monthly fee of R145pm.

HouseME's PlaceME® tool is a digital pricing mechanism that gives you insight into the current market price of your property. Tenants are encouraged to place offers on a property that they are interested in, and can do so either above or below the asking price. Offers above the asking price will help indicate when there is a demand for properties like yours, and offers below can help you avoid a vacancy by indicating when it may be priced too high for the current market conditions. If you get an offer that is higher than what you originally asked for, we'll split the upside with you 50/50%. Have a look at our support article for an example of how this upside will be billed.

HouseME offers optional Eviction Coverage through our partners at Marlon Shevelew & Associates. We'll issue the initial letters of demand for late rent and we work hard behind the scenes to make sure that the pre-legal work is done correctly. Evictions can cost up to R100,000 so it's worth getting peace of mind and protecting your investment for only R250 per month.

HouseME offers two packages, depending on how much help you'd like with finding a new tenant. Our popular Home package costs 3.5% of the total lease value, collected as a once-off after the tenant is placed. If the 3.5% fee is lower than R2,500, a minimum fee of R2,500 will be applied. HouseME offers all of its users 24/7 and nationwide access to our trusted maintenance partner, TOD. HouseME tenants log their maintenance requests online and within hours TOD will deploy reliable, verified tradesmen with strong track records, who complete 100% of jobs tasked. For jobs that would cost less than R1,000, maintenance items will be instantly resolved. HouseME not only connects the job to a great partner, but also assists in managing the payments. In most cases, the charges will simply be deducted from your next rental payout. Landlords have complete signoff on what can and can’t be authorised, and even if they reject the quote, there will be no call-out fee. You can also choose to pay without HouseME’s intervention. Just one more way that HouseME makes renting easy for you!

HouseME will provide your tenants with a number for a 24/7 emergency maintenance call center, where they can file an emergency maintenance request.

Work that is covered by the emergency service includes:

  • Geyser bursts
  • Water leaks
  • Electrical shortages
  • Lock smith (but not for keys lost by the tenant or damage caused by the tenant)

Emergency maintenance jobs under the value of R2,000 will be automatically resolved. If the job is going to cost more than R2,000, you will be called for your approval.

In terms of payment, for any maintenance valued at 50% or less of your rental, HouseME will pay the providers directly, and deduct the amount from your next rental payment. We will invoice you directly in the following scenarios:

  • Maintenance valued at more than 50% of your rental
  • Should you have no more rental payments due
  • Should your tenant not pay their rental due

HouseME collects all rental payments from tenants via debit order. To allow for any banking delays, rental payments to landlords are made via direct EFT by the 7th of each month. We'll send you an invoice monthly so that you can track the funds that you will be receiving. You can also consult your online dashboard for an overview of payments made and outstanding.

If you have a tenant that has opted in for DepositFREE™ renting, you automatically qualify for our free deposit cover, which covers you in the same way that a regular deposit would have. At the end of the lease, if there are any damages, we'll invoice the tenant. We'll collect those funds via debit order and pay them directly to you.

HouseME's Assist package is ideal for landlords who live out of town or need extra helping hands to rent out their property. It includes everything that is in our Home package, plus professional photographs, hosted viewings, key handovers and an in-going inspection. Our trained and vetted HouseME Helpers will also record a video walk-through to help generate more interest in your property. The HouseME Assist package costs R4,900 plus the 3.5% base fee. HouseME Assist is currently only available in Cape Town and Joburg, but we are continually expanding our reach.

Our Rental Guarantee gives you added peace of mind by ensuring that you always get paid on time, even if your tenant pays late. And if your tenant stops paying, we'll pay you two months' rent on top of the deposit. Our verification team will assess your applicants, and you can view their progress and see if the tenant qualifies for the Rental Guarantee or not, by following on your online property dashboard. If you opt in, we will withhold a fee of 2% of the total lease price from the first month's rent collected from the tenant.

We advertise all of our properties on Gumtree, Property24 and Private Property. If you see a property that you like, fill in the marketplace contact form, and we'll send you more information on the property and the available viewing times. You can also let us know what you are looking for by filling in this form and we'll send you our matching properties if we have anything that fits your requirements.

By registering a profile with us, you are able to seamlessly apply to a number of properties without submitting the same documents multiple times. HouseME landlords are also required to register a profile with us, to ensure safety, transparency and efficiency.

We'll only issue a lease after we have verified the ownership of the landlord. To avoid scams, please never pay viewing fees or a deposit directly to a landlord or an on-site agent. HouseME never asks for any funds before a lease has been issued and accepted by both you and the landlord.

We issue digital Consumer Protection Act-compliant leases that protect you from any nasty surprises in the future. Before a lease is issued, you'll be able to review it on our website. We'll let you know when the landlord has signed the lease. If you are happy with the lease details, you'll be directed to digitally sign the lease and set up your online payments. We'll send both you and the landlord a copy of the lease, and your lease administration fee will be collected within 24 hours, along with the deposit (if applicable) and the first month's rent (depending on how soon your lease starts).

At HouseME we believe in transparency. That's why you can review our full terms and conditions here before entering into a lease agreement. This protects you from any unpleasant surprises later on.

We understand that circumstances can change so it's important to know what the process will be. We'll need at least 40 business days notice, so let us know as soon as you can. We'll let the landlord know that you will be terminating your lease early, and we'll re-advertise the property. We may need your help to host viewings with interested tenants during your notice period. You will be liable for rent for 2 full months unless we can find a tenant for the property before then.

So you have viewed a HouseME property and you have fallen in love. The first step after viewing a property is to create a HouseME profile and place an offer on the property. This starts your application process and alerts the verification team to your interest. You'll be directed to upload the required documentation, and our verification team will be hard at work behind the scenes to verify the information submitted. We'll let you know once vetting is complete, and present your offer to the landlord. Once the landlord accepts, they'll digitally sign the lease and we'll let you know that it is time for you to set up your online payments and digitally sign the lease. You'll receive a link to your digital lease and once the payment has cleared, you can start getting ready to move into your new dream home.

Our PlaceME® tool allows you to place an offer above or below the landlords asking price. Sometimes there is a lot of interest in a property, and to allow for a fair and transparent process, all tenants can place competing offers in increments of R100 on a property that you would like to apply for. The landlord will select the best verified offer that is submitted. You can also place an offer lower than what was advertised, and the landlord can decide whether they would like to accept the offer. You'll always know if you have the best offer as we'll email you immediately if any offers have been placed that are higher than yours.

You will receive a rental invoice from HouseME on the 18th of each month, reminding you of the amount due to be debited from your account. The invoice may reflect a due date earlier than your date selected, however we will never debit your account earlier than the date you selected while setting up your online payment.

At HouseME we know that not all tenants have 2 months worth of rent available before moving into a new rental home. That's why we offer all qualifying tenants the opportunity to rent DepositFREE™ without paying an upfront deposit. Instead, we'll charge you a 6% monthly non-refundable fee in addition to your rental amount. You'll still be invoiced for any property damage at the end of your lease, which we'll collect via debit order.

HouseME won't charge you for your application unless the lease is issued to you. Once the lease is issued to you, we charge a R350 administrative leasing fee. We collect this fee within 24 hours of you signing the lease (or in the event of a renewal, the lease renewal).

Perhaps you do not have your full deposit saved by the time you spot your dream home. At HouseME, we give qualifying applicants the opportunity to pay your deposit in installments using DepositFLEX™. You can decide at the beginning of the lease over how many months you would like to pay it off. So instead of paying an upfront deposit, we'll debit your account for your monthly rental plus your deposit installment and a 3% monthly non-refundable fee. Once your deposit has been paid in full, we will no longer charge you a fee.
