What makes you different to traditional agencies?

HouseME solves traditional rental problems such as admin-intensive processes that take weeks to perform, high agency costs that erode yield, and poorly priced properties resulting in ever-increasing vacancy rates.

HouseME’s fee starts at 2.5%, collected as a once-off only after the tenant is placed. For an extra 1%, landlords can benefit from HouseME’s quarter-year Rental Guarantee, which ensures landlords get paid in time regardless of when or whether the tenant pays.

HouseME has several service packages: HouseME Home, HouseME Helper, and HouseME Hero. Our flagship HouseME Home package is available nationwide and fully automates the process of finding tenants and collecting rent. The Helper and Hero packages offer additional services such as hosting viewings, handling maintenance and are available in select areas of Cape Town and Johannesburg. What legal support do you offer?

HouseME is not a law firm and offers no legal or financial advisory. We will send out a letter of demand if a HouseME tenant should ever be in default and are responsible for managing the deposit in a designated trust account, per the Rental Housing Act (Act 50,1999). We do not provide any eviction services.

Where is your lease documentation and accreditation?

How do I sign or change the lease?

HouseME provides a digital lease agreement, which is binding upon a tenant’s payment of deposit. No signature is required due to the opt-in of all of HouseME’s terms and conditions Here. Note that although you may provide your own lease agreement, HouseME’s Rental Guarantee may be inaccessible to you if your contract is not fully CPA-compliant. Most changes to the lease can be made directly using our appendix templates.

Where do you source your tenants?

Tenants seek out HouseME properties via online marketplaces, and are vetted, screened and credit-checked before successfully being placed. We also use world-class ratings tools to monitor their behaviour once renting, so that we maintain a database of the best tenants in the country!

Do you handle short-term leases?

HouseME handles leases of four months and above.

How does the Rental Guarantee work?

HouseME offers an opt-in Rental Guarantee for just 1.0%. This covers you for two months in addition to the one month deposit security held – securing your rental for up to a quarter of the year.

How does your placement process work?

When there’s plenty of interest in a property, tenants have the opportunity to place offers above your asking price to secure the lease in a fair and transparent manner. HouseME splits this upside with you. When there is low interest in a property, tenants can place an offer below your asking price. In this case, you may choose to accept or reject the offer. This option is only available in the last 20 days before a property becomes vacant and carries a small admin fee for the tenant.

Combined, these options are designed to help landlords arrive at the best price that balances maximising return and minimising vacancy.

Can I use you if I have a tenant already?

HouseME is able to transfer your current lease onto our system, either to be managed, automated or for our Rental Guarantee. Create your account and request a lease transfer by emailing ask@house.me

What is the PlaceME® Tool?

The PlaceME® Tool is an online pricing mechanism:
We hate to see your property sit online without a great HouseME tenant to fill it, nor fly off the shelf at an undervalued price. By allowing potential tenants to place offers both above and now below the asking price, this feature maximises returns either by increasing the rental price or placing a vetted tenant sooner.

How the PlaceME® Tool works:

When there is high interest in a property, potential tenants may place an offer above the asking price. When there is low interest in a property, tenants may place an offer below the asking price, following which, you may choose to accept or reject the lower offer.

Why the PlaceME® Tool works for you:

The process is handled online, transparent, and keeps fair market value at the heart of every rental negotiation. When there is high interest in a property, the tool can assist with increasing the monthly rental amount. When there is low interest in a property, the tool reduces the chances of your property lying vacant, therefore reduces the chance of loss of rental income by placing a tenant sooner rather than later.

How do I search for properties?

We advertise all of our landlords' properties on trusted online marketplaces. Simply visit one of them to view our available properties. Once you've found the perfect HouseME property, scheduling a viewing and placing an offer is just a few clicks away.

Why do I need a HouseME profile?

We pride ourselves in our safety, transparency and efficiency. By registering a profile with us, you are able to seamlessly apply to a number of properties without submitting the same documents multiple times, and also become part of to a verified, secure community. HouseME landlords also register profiles with us, so that we protect all parties at all times.

Can I trust my landlord?

HouseME conducts rigorous screening and ownership checks on all of our users, such that we expect each landlord to be an excellent landlord. We rate them over time to build a real understanding of their behaviour and believe we work with great clients. We are fully responsible for your deposit management – so you never need to take a risk with a HouseME landlord in that regard.

Where is the lease, how do I sign and when do I pay?

Our lease is fully available and it binds both parties digitally without signature. By accepting our terms and conditions, this lease binds landlords in the same way. Rental is collected on the 25th, 28th or 30th of every month payable in advance; remember we only require a one-month deposit; remember that we only require a one-month deposit or deposit equivalent for you to rent!

Can I cancel my lease?

The Consumer Protection Act gives any tenant the right to cancel a rental contract upon giving 20 business days' written notice to the landlord. You will have to pay the landlord a cancellation penalty of two months rental payment and any extra expenses the landlord incurs in marketing his / her property. The landlord will be responsible for finding a replacement tenant. If the landlord is able to find a replacement within two months' after the cancellation of the agreement, he / she will refund you a proportional amount of the cancellation penalty.

What is the PlaceME® Tool?

The PlaceME® Tool is an online pricing mechanism:
All HouseME properties require only 1 month’s deposit, and allow you to manage your budget by placing offers on your favourite property using the PlaceME® Tool.
We have created the PlaceME® Tool to allow you to make an offer on a property that you think is fair. This offer can be higher or lower than the advertised rental price – helping both tenant and landlord get the best possible price.

How the PlaceME® Tool works:

The process is handled online. When the PlaceME® Tool closes, the applicant with the highest offer will be considered first. If this application is disqualified, we then consider the next highest offer. Our PlaceME® Tool ensures that there is no discrimination and a fully-transparent application process.
